TEN YEARS OF PERSEVERANCE PAYS OFF FOR SAINSBURY’S AT BERRYLANDS
Sometimes development deals do not work out anything like as quickly as the parties had intended.
HRH first introduced this site as a c-store opportunity in July 2012 to Sainsbury’s who subsequently entered into an Agreement for Lease three years later in July 2015 to take a ground floor store in a mixed use development by Kalmax Properties in Raeburn Avenue, Berrylands near Surbiton.
After a series of planning and other setbacks and a couple of rebasing discussions with regard to the lease terms the finished 4,300 sq ft store was finally handed over in late 2021 and opened on 27th January 2022.
The unit was secured on a lease for 15 years at a rental of £110,000 pax with five yearly indexed reviews.
Sometimes patience such as this is required and Sainsbury’s are proud of their ability and willingness to work closely with developers to overcome common problems to bag the prize.
This is one of the best looking stores and was well worth the wait. Thanks to the whole Sainsbury’s team for your help and dedication.
